Australians are facing rental pressures like never before.


A controversial video from a Melbourne real estate agency sparked outrage this week.


The advice it contained has left tenants reeling.




A real estate agent's claim that landlords would be doing tenants a 'favour' by raising their rent ignited widespread criticism amid Australia’s worst rental crisis in decades.


The now-deleted social media video from Barry Plant Korumburra in Melbourne's south-east suggested landlords should increase rents by small amounts, such as '$5', regularly to prevent tenants from being 'shocked' by market rates if they needed to move.

Rents and Vacancy Rates Soar


The guidance landed poorly with renters already struggling under rents that had surged 57 per cent across capital cities over the past decade, from $473 in 2015 to $742 in 2025.


In the video, a Barry Plant agent explained: 'If you don't put your rent up, you price your tenants out of the market should something happen. If you sell, or something else happens, and you need to take the property back, your tenants won't be able to afford the kind of living that they are used to.'


The video quickly attracted tens of thousands of views before being deleted amid a torrent of angry responses.


Tenants advocate Jordan van den Lamb, known as Purple Pingers, delivered a scathing response that drew thousands of comments.


'So, yeah, you're actually helping your tenants when you just consistently raise the rent because that way when you inevitably evict them or price them out of their rental they'll know that everything else is f***ed too,' van den Lamb said.


Barry Plant chief executive Lisa Pennell later apologised for the video, describing it as 'well-intentioned' and clarifying that the agent was advocating for 'gradual increases' rather than 'sudden, short shocks.'




The Broader Rental Crisis


The advice came at a particularly sensitive time.


Vacancy rates across Australia’s combined capital cities had tightened to a record low of 1.5 per cent in August 2025, down from 2.0 per cent in August 2024.


Major cities including Sydney, Melbourne, Brisbane, Perth and Adelaide recorded their worst affordability scores on record over the past year.


Perth saw affordability drop by 13 per cent, Adelaide by 8 per cent, Melbourne by 6 per cent, Sydney by 5 per cent, and Brisbane by 4 per cent.


Once considered affordable, cities such as Adelaide experienced an 81 per cent rental increase over the past decade, followed by Hobart at 76 per cent, Brisbane at 66 per cent, and Perth at 63 per cent.

Rent Controls and Market Pressures


While many renters were outraged by Barry Plant’s advice, some acknowledged the logic behind gradual rent increases.


'There is some valid logic there. I've heard of plenty of tenants that get used to years of low rent and get smashed when they suddenly have to pay market rent,' one commenter said.


Since mid-2022, rents for nearly all properties with new tenants—between 80 and 95 per cent—had been higher than those charged to previous tenants, peaking at 94 per cent in February 2023.


Property experts warned, however, that the situation is more complex than simply preparing tenants for market rates.


Increased demand from regional migration during the pandemic and an influx of overseas migrants since borders reopened in early 2022 put enormous pressure on a tight rental market.



Housing Supply and Social Housing Decline


The controversy also reignited debate about rent controls.


Tasmania and the ACT showed slight improvements in rental affordability, with the ACT benefiting from rent increase limits introduced in 2019.


Nationally, rents increased by 4.8 per cent in 2024 and 1.7 per cent in early 2025, outpacing household income growth and worsening affordability.


Households with a new mortgage spent 50 per cent of their income on housing, while tenants spent 33 per cent.


Only 177,000 homes were built in 2024, far below the 223,000 needed to meet demand.


Australia is expected to fall 262,000 homes short of its 1.2 million target by mid-2029, with net new supply totalling just 825,000 dwellings after demolitions.


Social housing has declined sharply, from 4.7 per cent of all dwellings a decade ago to 4.1 per cent since Labor was elected in 2022.

More households are entering retirement as renters, with only half expecting to own a home in their lifetime.

Victorian tenants can only have rent increased once every 12 months with 60 days' notice, and increases must not be excessive compared with similar properties.


Even small, regular increases can devastate older renters on fixed incomes, as all major cities and regional areas are now 'critically unaffordable' for those relying on pensions or government payments.



Looking Ahead


CBRE predicted vacancy rates would fall to 1.1 per cent by 2030, with apartment rents projected to soar over the next five years.


Some moderation was seen in early 2025, with capital city rental inflation easing to around 5.5 per cent in April 2025 from its peak of 8.5 per cent in December 2023.


Policy debates continue, with experts warning that overly restrictive regulations could deter investment and worsen the crisis.


Changes to incentives like negative gearing or capital gains tax discounts could have similar effects.


The Barry Plant controversy highlighted a fundamental tension in the rental market—between landlords’ financial pressures and renters’ struggle for affordability.


Gradual rent increases may make sense in theory but provide little relief to tenants already at breaking point.

With interest rates coming down there should be no reason for rent to go up. It has to stop as it simply is not sustainable and that is all there is to it. No one can keep affording to pay more and more of their income and still be able to afford to live with everything else going up as well.
None of the states have built sufficient homes to come even close to their promises so that is not working and yet they stay on that same pathway. Come on drastic problems call for drastic measures. Roger Cook keeps trying to lure tradies from other states. That's really helpful for those states they may leave. At the end of the day there are only so many tradies in Australia and clearly not enough so that is not the answer, so what's next. Get to the root of the problem and fix it for heaven's sake. That is what you get paid for then people might actually be able to live in affordable houses. Wouldn't that be nice?
 
As I keep saying stop bringing so many people into this country that can’t even house the people already here !
Maybe the idea is to raise the rentals then the elderly pensioners won’t be able to pay, so that many will end up on the street and die from the elements and disease ? More empty houses to rent and the so called gov saves money on pensions! OK a bit far fetched but February next year that might have been me, luckily I have family who wouldn’t see it happen to me. Even though I would hate losing my independence !

I don`t think immigration information is correct:

I`ts all very well to blame immigration as part of the issue, and then there are complaints that we don`t have enough immigrants to satisify economic growth (so what is it )??
Firstly I think it`s a mix of poor Government planning, not slowing down the high number of investment properties. Controlling overseas investment in residenial properties and now we have this "you beaut" first home buyers scheme which is also going to increase the price of housing.
The agents advice is not going to solve anyone`s problems.
 
Having a daughter with a rental property and one renting I see both sides maybe paying less more often might be s good choice. On the other side the owners has overheads taxes etc that are also going up. So everyone is between a rock and a hard place.
 
I wonder what the % is of Govt charges have gone up by during that time. Maybe the Valuer General has put too high a value on the properties. I know somebody whose country property value was pushed up to $1,000,000.00 The owner would be lucky to sell it for $500,000.00
Landlords would add a small % for the costs of maintenance such as plumber, electrician etc

I hear you. We are a country built on immigration, but the lack of control over numbers is going yo bring us to our knees
 
Korumburra is NOT in Melbourne's South-East as claimed in this article. Yes, it is South-East of Melbourne, but it is 120km away. It is well into the country in Gippsland.
 
I am a landlord and consider myself a fair and honest one and would pay no heed to this "advice" which is pure venality disguised as concern!

Sadly, landlords are quick to increase rentals when mortgages increase, but will never decrease when mortgages have been... :(

Too true, in more ways than one!
 
It is always easy to blame immigration, for the rising price of housing, as mentioned, immigration has decreased in Australia not increased. What the Government should have done many years ago is increase decent public/social housing, there are some people who will never own their own home in Australia (for whatever reason and without judging them) and this Government should be ashamed that anyone is facing or is currently dealing with homelessness in this country!!!.

As Margaret Thatcher would ask 'and who are these people who complain that we don't have enough immigrants, what are their names of these who complain?'
The only ones I have heard complain are the Politicians/Economist trying to brainwash us.
 
We have great landlords and they try to keep our rent to a sensible rate. The real estate suggested to them to put our rent up by $85 a week. The landlord said no because we have been here for 23 years. We keep the place tidy and fix things when they break. The real estates just want more money which is part of the problem
 
Whenold JOH B.Peterson was Premier ( love him or hate him) there were lots of housing commission homes built, and over the years they were all all sold off , he also had power houses built etc, you don’t see that happening anymore. Fed and state governments now are jus t wasting money and not spending itwhere needed.

You are correct, but people love to blame immigration because they haven't researched what is really one of the biggest problems when it comes to affordable housing.
There are allegedly 10.1% (1,043,776 homes) of Australia’s 10,318,997 private dwellings that are unoccupied. Homes are being "land banked", that is, held vacant until the local area economics (or personal circumstances) make it more profitable to sell or redevelop the property. There should be laws against allowing housing stock to remain vacant.
Other reasons are the rise of short-term rental platforms like Airbnb, which have severely impacted the availability of long-term rentals.
 
The Government should not allow foreigners to buy our properties. Few other countries allow this to happen. No wonder our prices have catapulted. The flimsy solutions about building more houses won't solve the problem, as the governments well know. Why doesn't the Government want to stop foreigners buying them? Why is it never mentioned on the media or by journalists or politicians? They keep harping on how generous they are in reducing the deposit to 5% to first home buyers, but that will only increase prices. Only the rich will be able to afford a home, together with the rich foreigners.
 
Sure makes sense, but what else doesn't make sese is, the government giving just a minimal 5% to first how owners!

If a homeowner cannot afford a larger deposit, their monthly mortgage payments (for houses that have rocketed in price), would be astronomical - how would they pay it off?
Sadly, I see a large number of these owners, foregoing repossession, only to create more hardship, financially and emotionally.

It's a ruse to make us believe the government are decreasing the problem, and also a false security for the owners!
