Comments ranged from sarcastic jabs like 'What's next, a leash and collar?' to outright indignation, with one user stating, 'It's highly patronising. We're not some subclass of home dwellers who need an 'encouragement award' to do what I'm sure most of us do anyway as decent people.'


The controversy highlights a broader issue within the real estate industry: the need for mutual respect and understanding between tenants and landlords. Tenants’ Union of NSW Chief Executive Officer Leo Patterson Ross weighed in on the matter, emphasizing that tenants, who often pay tens of thousands of dollars a year in rent, should expect a level of service and respect that reflects this financial commitment. He also pointed out that the real estate industry's practices are often designed to maximize income, sometimes at the expense of fairness and tenant well-being.

In response to the uproar, a spokesperson for Ray White issued an apology, stating that the award was meant to celebrate positive tenant relationships but acknowledged that it was misinterpreted. The spokesperson emphasized the company's commitment to creating a respectful and inclusive community for all tenants.

This incident comes at a time when the rental market is under significant strain. Recent data from REA Group’s quarterly PropTrack report indicates that rents across Australia have surged by nearly 10 percent in the past year, with the median rent now at $600 per week. The national rental vacancy rate has eased slightly to 1.4 percent, but the demand for rentals continues to outpace supply, leading to increased competition and higher costs for tenants.


Cameron Kusher, PropTrack economic research director, noted that the cost of living pressures are forcing some renters to make sacrifices, such as opting for smaller properties, less desirable locations, or sharing accommodations. The limited construction of new housing and a reduction in investor-owned rental properties have exacerbated the imbalance between supply and demand.

Interestingly, the report also found an increase in loans to first homebuyers and investors, suggesting a potential shift in the market that could alleviate some rental pressures. However, for many tenants, the current situation remains challenging.

When one gets good service and gives good feedback in the comments do you think that is degrading? This is no difference but in reverse.

Probably Ray White was surprised at having such a good tenant they wanted to acknowledge that.

The agents are engaged to look after the Landlords property, which is proving more difficult with all the tenants rights and the courts giving no support to the Landlord even though the tenant has trashed the property and owe outstanding rent.

I think what Ray White did was a very nice gesture.

Me personally with my experience, my friend’s experience, all the horror stories, I really do not have anything good to say about renters. Please or offend renters know what they can get away with and that is exactly what they are doing.

Covid was the worst experience. No one, no company, no utilities, no tradesman made any contribution to anyone……..with the exception of the Landlord and of course the Landlord was also stripped of what little support they had too. Some Landlords lost their property because tenants could refuse to pay the rent and there was nothing the Landlord could do about it.

I think you should be happy about Ray White’s acknowledgment.

Yes, back when we were younger and more resilient, we ran the landlord gauntlet for a time.
The best tenants were those in our commercial premises.
The worst tenants were those in our private rental. Some were outright nasty, dirty and didn't care about their own nest. We even had one that decided it would be nice to bring an open fire onto the lounge room floor. That was fun.
The big negative ... how much work you have to do to appease the tax office.
The best way for us to go ... get rid of our properties and go back to being Mr & Mrs average, if there is such a thing.
Absolutely agree with your comments. We have commercial properties with professional companies as tenants and by far they are the best. Rents are paid on time, all the outgoings are paid by the tenants and when they vacate they make good and repaint the property.

Private tenants, don’t pay the rent, we have to pay all outgoings, property left dirty or trashed. It is not worth the hassle. Tenants have more rights than the Landlord.

Strange how they can't work out why there’s no properties for rent.

Both of my kids are renters with 4 and 5 children each. I would love nothing more than for them to be paying a mortgage. My daughter did once until her ex-husband mucked everything up, and took 99% of sale settlement.
I have told both the Kids ok you rent, you treat the house as if it yours, it is a privilege to rent anothers house.
I am very sorry you have had bad experiences with tenets. It's a disgrace what some have done. But l still feel it is degrading do as Ray White wanted to do. Rewards or not sadly you will always have good and bad tenants. Personally if l was in a fortune position to have a second property l would be very very careful about who l rented it too. As l am sure you all have been. I do agree owners have less rights than renters which l disagree with.
I am truly sorry you have had the houses you have worked hard for ending up is disrepair.
